Dags att flytta ut? Här har vi samlat information om vad som händer från det att du sagt upp din lägenhet till att du lämnar tillbaka nycklarna till oss.

Uppsägningsbekräftelse och visning

När vi registrerat din uppsägning skickar vi en bekräftelse till dig. En bekräftad uppsägning är definitiv och kan inte återtas. Därefter börjar vi söka efter en ny hyresgäst. Efter att din lägenhet har annonserats kommer de sökande på din lägenhet att kontakta dig för att boka in tid för visning då det är du som visar lägenheten för dem. 

Förbesiktning

Vi kontaktar dig inom två veckor efter uppsägning och bokar tid för en förbesiktning av din lägenhet. Vid en förbesiktning gör vi en genomgång av lägenheten för att kontrollera eventuella skador eller onormalt slitage. Efter att förbesiktningen är utförd kommer du få information om det är något du behöver åtgärda i lägenheten innan din avflytt. Plugghål och spikhål på väggar eller i tak ska alltid vara spacklade och målade vid avflytt, tänk på att det ska vara spacklat och bättringsmålat (med rätt kulör) precis i hålen.

Avflyttnings- och städbesiktning

När din lägenhet är tömd och städad gör vi en avflyttnings- och städbesiktning. I samband med besiktningen lämnar du även tillbaka dina nycklar och tillhörande brickor till oss.

Vid slutbesiktningen ska allt som hör till lägenheten finnas på plats. Vi kontrollerar också att eventuella anmärkningar från förbesiktningen är åtgärdade och att plugghål samt spikhål är spacklade och målade. Kostnad för onormalt slitage eller avsaknad av åtgärd debiteras dig som hyresgäst.

Vi inspekterar även städningen av lägenheten och rekommenderar dig att använda en städfirma och utnyttja rutavdraget. Alla rum och andra utrymmen i din lägenhet ska vara ordentligt städade vid detta tillfälle eftersom det snart kommer en ny hyresgäst som ska flytta in. Tänk dig att du ska städa så noga som du själv skulle vilja att det var när du flyttar in i din nya bostad – och städa sen lite till! Om lägenheten är bristfälligt städad när du lämnar den kommer du bli debiterad för städningen i efterhand. Tillhörande utrymmen till lägenheten såsom förråd ska även det vara tömt och städat.

Moving Out Information 

Is it time to move out? Here, we have gathered information about what happens from the moment you terminate your lease until you return the keys to us.

Termination Confirmation and Viewing

Once we have registered your termination, we will send a confirmation to you. A confirmed termination is final and cannot be revoked. After that, we begin searching for a new tenant. Once your apartment has been advertised, applicants will contact you to schedule a viewing since you will be the one showing the apartment to them.

Preliminary Inspection

We will contact you within two weeks of the termination to schedule a preliminary inspection of your apartment. During this inspection, we will check for any damages or abnormal wear and tear. After the inspection is complete, you will be informed if there is anything you need to fix in the apartment before you move out. Remember, plug holes and nail holes in walls or ceilings should always be filled and painted over at move-out, ensuring that they are patched and touched up (with the correct color) precisely at the holes.

Move-Out and Cleaning Inspection

When your apartment is emptied and cleaned, we conduct a move-out and cleaning inspection. At this time, you will also return your keys and any associated tags to us.

During the final inspection, everything belonging to the apartment should be in place. We also check that any remarks from the preliminary inspection have been addressed and that plug holes and nail holes are filled and painted. You, as the tenant, will be charged for any abnormal wear or failure to make repairs.

We also inspect the cleaning of the apartment and recommend that you use a cleaning service and take advantage of the tax deduction for household services. Every room and space in your apartment should be thoroughly cleaned at this time since a new tenant will soon be moving in. Think about cleaning as meticulously as you would wish it to be when you move into your new home – and then clean some more! If the apartment is inadequately cleaned when you leave, you will be charged for the cleaning afterward. Associated spaces like storage areas should also be emptied and cleaned.
